meet current UL (Underwriters Laboratories) standards and all manufacturer's
instructions should be followed. |

Chimney(s): Due to the
limitations of this inspection I am unable to adequately observe the interior
of any chimney flue. For safety reasons (fire safety and structural safety),
it is important that a chimney be in good repair. Before finalizing your
contract I advise you to hire a chimney specialist or chimney sweep to clean
and thoroughly inspect the flues. During the cleaning the chimney specialist
will be able to determine more accurately if any parts of the chimney need
repair. |

GFCI Note: GFCIs (Ground
Fault Circuit Interrupters) are the outlets (or panel box circuit breakers)

in bathrooms and kitchens. They are designed for places where electricity,
moisture and people meet. For example, kitchens, bathrooms, basements, crawl
spaces, outside outlets, garages, etc. GFCI receptacles are designed to trip
(stop supplying electricity) when current strays. They are not expensive
(they cost less than many new curtains) and they are an IMPORTANT and HIGHLY
RECOMMENDED safety devices. |

sure that the person/company you hire has a certificate of insurance, which
covers them if they should damage your house, and worker compensation
insurance for their employees, which covers them (and you) if someone is hurt
on your property. Refer this matter to your attorney for advice. |

Light Bulbs: Before moving
in remove the globes on light fixtures and find a marking that indicates the
highest permissible wattage for that fixture. The heat from bulbs that exceed
the fixture's rating may damage the fixture's insulation and cause a fire.
So, for safety, replace bulbs with lower wattage bulbs as necessary. |
