damage and to keep pest from the basement or crawl space. |

|
Rotted pieces will
require repair, replacement or reinforcement. Rot is caused by repeated wetting
cycles and the source of the moisture (incorrect drainage, plumbing or roof
deficiencies, insufficient gutter protection, etc.) must be corrected. |

Water infiltration in the
crawlspace and/or basement, if present, should be corrected. Please do not
allow anyone to tell you that it's to be expected and, consequently, that
it's acceptable. Water infiltration causes rot and mold and encourages wood
destroying insects. |
|
|
Water penetration:
Evidence of previous or ongoing water penetration present in the form of
stained foundation walls and/or slab. Poor grading and lack of water control
may contribute to ongoing or future water penetration. Poor grading is also a
major cause of foundation damage and/or movement. All grade and/or gutter
deficiencies should be corrected and maintained. |
|
|
Water/Moisture. I observed
evidence of water and moisture infiltration. Poor grading (land near the
house which doesn't slope away from the foundation) and lack of water control
(gutters that runoff at the foundation instead of away from the house) may
contribute to ongoing or future flooding and/or moisture. All grade and/or
gutter deficiencies should be corrected and maintained as the first step in
correcting water and moisture in the house. |
|
|
Water/moisture problems
should be corrected before insulation is installed. Insulating before
water/moisture problems are solved could provide a comfortable environment
for mold, rot and/or wood destroying insects. When the water/moisture
problems are corrected insulation (insulating foam board is a good choice for
basements and crawl spaces) will help improve heating comfort level and will
help to improve energy efficiency. |
|
|
Wet conditions exist. Poor
grading (land near the house which doesn't slope away from the foundation)
and lack of water control (gutters that runoff at the foundation instead of
away from the house) may contribute to ongoing or future flooding and/or
moisture. All grade and/or gutter deficiencies should be corrected and
maintained as the first step in correcting water and moisture in the house.
Refer to a qualified contractor for an evaluation. |

Wood Storage and debris
near the building should be removed to prevent the encouragement of wood
destroying insects. |
